Beach house addition

I am looking for a freelancer to help me with an addition to my beach house. The primary purpose of the addition is to expand the living space. I have a specific design style in mind, which is modern.

Ideal skills and experience:

- Architectural design with a focus on modern style
- Experience in home additions and renovations
- Ability to work within a tight budget without compromising quality
- 3D Exterior rendering needed
- I have a existing 50 year old beach house that I am planning on building an addition on. I have certain size requirements that I cannot exceed due to property setbacks. My plan is try and update the exterior of the house with replacement windows, sidings and doors as well as the living addition. What I really need is someone to take this old looking house and turn it into a updated architectural gem of a house. There will be a small front porch with stair, a small back porch with stair and approx. 15' x 35' addition on the right side of the house. The new addition will have a garage door on the ground level for boat storage. The main house is 30' x 30', there is a sunroom on the back side of the house that is 10' x 20', I also have the survey attached showing the house on the lot. The new addition will need to have a higher roof line then the existing house peak roof line. The existing roof has a 2.5" to 12" slope. I have attached some pictures of the existing house and some other pictures of newer design house with architectural aspects that I like. The existing house is going to have batten board siding on the lower section and hardie board lap siding on the upper portion. The new front porch and stair can extend up to 10' from the front of the house, I would like to have a roof over this area that brings a certain architectural flair that is the center of attention for the house. The back porch can extend out up to 5' from the back of the sunroom, there needs to be a stair down to the yard. I think the stair needs to run along the back of the sunroom since there will be a 14' x 30' pool installed in the near future along the canal. The pool will be on the back right hand side of the property, 8' from the canal and 10' for the property line. I have tried to come up with my own design that make it really special and I just can't seam to find the correct looking design to make look updated. The hip roof design kind of limits design choices. I am ok with changing the roof line a little by extending the peak over to the new addition or by adding some bumpouts to enhance the look. Let me be clear, I am not picking a winner only by someone submitting past projects that they have done. I am expecting a 3-d drawing of what the exterior of the house could look like. I am not expecting complete drawings showing all the details just a overall architectural rendering.
