We have a 1.5 story house, and wish to convert it to a full two stories. It is in an R-5 district, which can go up to 40 feet, so zoning should not be an issue. We have an amazing contractor but need a structural review. Ideally the same person also has in house drafting and ability to file. Honestly, as the second floor will be one room, and as we know the design we want to do, more or less, we are not sure we need an architect as such.

Please could you provide a quote for detailed construction drawings of all aspects of the work involved i.e. drainage, foundations, framing etc. We are doing this post project completion to provide a framework for drawings for future projects. As I will be a repeat customer, should we come to an agreement, I’d hope for a competitive price. The attachments in this email show the frame drawings as well and an overview of the spec but happy to answer any questions. Time scale 5-7 days

Need someone to make simple cad architechure drawings in max of 15 hrs.

I am lookiong to build a few partician walls, creating 2 offices and a bigger room out of a currently open space. I need a drawing to get the commercial permit issued. It is a 19 x 19 ft room, a 7 x 10 ft room and a 12 x 10 ft room. we would be adding 5 walls, connecting them to a singular long wall on on side of the space, leaving a hallwall around it to access current office spaces. There will be outlets and light switches, but no changes in hvac. The building is a strip mall, we will now occupy the last 2units on an end. Please let me know if you can help with this project.
