Build a Money Generating Website

OVERVIEW: I am looking for a money generating website which must be an AdSense (or similar) website. The average monthly income should be above $1000. This has to be guaranteed by agreeing to milestone payments. A milestone payment = a successful month. Why am I asking for this minimum average revenue? Isn't this too much to ask for a brand new website? There are too many marketing experts out there (and those who want to be one) who claim that they can create sites with incredible revenue streams. However, I want you to propose realistic numbers. This is why! WHAT WORK IS REQUIRED? You are to choose a profitable niche (with my approval); you are to search for keywords and do the SEO; it is also your task to provide a unique (!) design/content for my website. I'll come up with a domain and with hosting. The website does not necessarily need to be wordpress since I am able to write code - at least a bit - but I would need to be able to change/update it without too many problems. If the website is based on [login to view URL] you are to implement it to the provided domain. IS ONLY ADSENSE ACCEPTABLE? Due to restrictions of my current work contract I am not allowed to have a real "business", so the website cannot be an online shop. The alternative to Adsense (or other banner advert services) would be an affiliate site which is basically nothing more than a promoting site. Drop shipping however is an issue... This website project is well paid and if everything develops as planned I am going to release a bonus!
