Need Custom Excel Spreadsheet

I need a custom Excel spreadsheet for comparing commercial leases. I have some examples I can share.
Basically, I need it to do the following:
1. On the first tab, have a reports list with charts and an executive summary.
2. On the inner pages, I need to be enter the variables for the lease. The page should run a cash flow and a discounted cash flow based on the previously entered variables and assumptions. Since I am often comparing scenarios it would need a button to copy all the assumptions from this page onto a new cashflow.
3. The workbook must be password protected. Those without the password should it be able to enter variables and assumptions.
4. Each tab should be a different building or scenario
5. The template must be very visually pleasing.
6. Each time I create a new tab, the default template needs to be there.
