I'm a real estate agent in Houston, TX. I show homes to many potential buyers. After I show them several houses they ask me questions about the neighborhood and about the home itself. When they do, I go online and search through websites like [login to view URL], [login to view URL], [login to view URL], and various other websites to find the information I need. It takes me many hours to find all of the information and it takes too long. Many realtors just like me have this problem. I would like an easy website that takes care of my problem. A website where I can log in and access all the data in one place.
For instance, I might want to know about the neighborhood: What's the average sold price, the average price per square foot, the average time it takes to sell a house there, and other things like that. Right now, I have to go to different websites and collect that information. It would be easier for me to say click on the neighborhood from a map and see all the information I would need for that particular neighborhood or subdivision. The map would show all the AREAS and the SUBDIVISIONS within Houston maybe color coded for ease. While your zoomed all the way out you would see the big Areas. When you zoom in close, you would see the individual subdivisions (I'll draw them out for you).
My vision is I go to the website www.blankrealestate.com. I log in. I look through a map with all the subdivisions in Houston labeled on it. On the side panel is a list of Layers and Valences which I can drag and drop onto the map. Layers consist of things like "Private Swimming Pool," "Single Story House," "3 to 4 bedrooms," "2 to 3 baths," and other non-quantity items. Valences consist of quantitative items like "Average Price," "Average # of sales," "Average size home," and many more. By dragging and dropping each one I can see what all the values are for the subdivisions showing on the map.
As of now, this takes me far too much time. For multiple subdivisions, I manually calculate many values that effect my clients' buying decisions. If I had the ability to simply drag and drop the layers and valences onto a map in order to see the values I need, then it would save me many hours. Every for sale house already has the Layers and valences populated within their listing information because it is all required information. So for the software to work it just has to go out and search for them. For example, say I want the average price sold and the average size home for single story houses built before 1999 and which are townhouses. In this scenario the layers are: Single Story Home, Built before 1999 and Townhouses; the valences are: Average sold price and Average size home. These items (single story, town home, etc.) are already identified for search engines to find them. Now if you found them you would have a whole list of different houses with the matching layers. So the valences do the math eliminating that list in order to publish one average or percent number. The number I need. Please ask any questions you may have. I'm looking to work with a very good programmer that can accept milestones as we move through the project. I need it in mobile tablet format as well as a simple Wordpress HTML website format that would make it very user friendly.
Below the map, I also need to have a chart that shows the same data in the map but in chart form. It is a chart that interprets the map information in a chronological way for more adequate comparisons between the subdivisions. For example, I drag and drop the layer: "Single Story" and the valence "Average Price" onto the map and then in the chart shows all the subdivisions listed from top to bottom with their associated average price next to them. Then I can export the report to Excel.
Finally I want to give my associate realtors access to the program for a nominal monthly fee if possible.
