Freelancer Opportunity: Apartment Renovation Layout and Furniture Design Project

We are seeking a freelance designer for a project focused solely on the layout of an apartment, including furniture placement. The objective is to finalize a practical and efficient layout that will later be executed by local builders. This request is primarily for a 2d layout design, although any additional 3D visual rendering will be appreciated.

Design should cater to a couple without children. Note that any wall in the apartment can be torn down. The current layout, constraints, and some preliminary designs done with free design tools are attached for reference.

Key Considerations:
· The north (up) and south (down) walls are adjacent to other units, while the west (left) wall opens to the building's inner shaft. The east (right) side offers panoramic views, so the layout should be oriented towards the east.
· The main door is located at the north-west corner of the apartment.
· Existing water pipes (incoming & downpipes) are inside the wall where it is marked with a red "X". Any sinks or other water fixtures must not be more than 2.5 to 3 meters in a straight line (under the floor) from the main downpipe.
· Required rooms are: living room, kitchen, bathroom, main dormitory, office/second dormitory.
· An air extractor over/next to the stove in the kitchen is required.
· The kitchen should include a fridge, microwave, small oven, stove, and dishwasher.
· A washing machine is required and can be placed either in the kitchen or bathroom.
· Window positions cannot be changed.
· Radiators (heating) should be ignored.

Preferences:
· Open kitchen layout preferred, integrating it with the living room.
· Preference for modern design aesthetics.
· A single bathroom is preferable to two.

Interested freelancers should consult the attached current layout and preliminary designs when applying for this opportunity. Note that we are looking for a functional and practical layout design, not just 3D renderings.
