Calculate Predicted Future Annual Returns (Profit) Based on Increasing Fixed Returns Per Annum

Hi, Please find details of the project below, I'm not an expert in mathematics so I could well have missed something crucial, please contact me if you need anything clarifying and I will respond immediately. I have an urgent deadline for this project so when bidding please include how long it will take you to complete. I'm trying to complete this project in Microsoft Excel so that it can be easily edited in the future when variables need to be changed. To give you a brief background of the project, it is for a property investment company who rent out their properties to tenants. They need a model to predict their future returns (profits) given a certain set of variables. I have set the base year of the model as the current year (2013). As of the base year, the company currently owns 12 properties and by the end of 2013 they will have made a total net profit of £42,105.12 (calculated using a formula in the spread sheet). The total net profit is calculated as total rental income minus total costs (costs are basically the total mortgage payments). As from the 1st day of next year (2014) the company will have the total net profit (£42,105.12) to invest in more property. The total capital (money) required to purchase an additional property is fixed at £20,000. On average, each property makes an annual net profit of £292.40 (calculated using a formula in the spread sheet). For the purpose of this model, we can assume some unrealistic facts; 1. Properties can be purchased instantly 2. Tenants will be found for the properties instantly 3. The properties will never be without a tenant 4. Rent will always be paid in full and on time 5. Each property will make the same annual net profit 6. All net profit will be re-invested immediately to purchase more property I have attached my current Excel spread sheet, I will require you to complete this in order to satisfy the needs of this project successfully. Please note that all variables should be able to be adjusted easily, for example; 1. The total capital (money) required to purchase an additional property Your solution needs to be able to predict how many properties the company will own and what the net profit per annum will be for any year in the future.
