I need an accurate 5 year projection calculated for the consecutive purchase and renovation of several houses per year. The first year should show 4 houses renovated, the second year should show 6, the third year should show 8.
This is for an investor presentation to Canadian investors regarding Canadian real estate. each house will be converted into a duplex from a single family house. The investor will contribute $250,000 for a 30% stake in each property.
The first purchase price is $500,000 and every house there after should be increased by 4% to show in increase in market values.
We will be paying 20% of the purchase price as a down payment for each purchase. The interest rate for the mortgage for each purchase should be 10% interest only for the first three months for renovations. Renovations should only take 3 months per house. After renovations are complete we will be refinancing each house to recapitalize our investor as much as possible (please make sure to indicate for each house how much of the investors initial investment remains in each house after refinancing and recapitalization). Assume the value of each house after renovations is increased by the renovation budget plus $40,000. The renovation budget for each house will be $120,000.
Once the house is renovated assume a new mortgage at 4% amortized over 30 years.
Assume two apartments per renovated house (Apartment A1, A2, A3, etc. and then Apartment B1, B2, B3...etc)
For the first house Apartment A1's rent is $1650 plus utilities Apartment B1's rent is $1550 plus utilities. Increase the rent for each unit created there after every 3 months by 2%. In other words the rent for A2 should be $1683 per month and held at that level for the 5 year timeline. Assume a 5% vacancy rate.
Assume a monthly insurance premium of $120. Assume property taxes are $3,500 per year per house. Assume maintenance cost of $1,000 per house per year.
