Real Estate Website

I am looking to get a website designed to act as a multi site/user real estate portfolio manager. The way i want it to work is as follows. Central SQL database which which will manage all of the sites. The Parent Site There is a parent site to be designed which will display all of the listings for all properties in the system, the properties should be able to be searched with various criteria. There should be featured properties that can be selected in the main administration panel. There should be the ability to add agents and agencies to the site. The users should be able to register on the site and have access to a notebook / my portfolio section. The site should have property detail page which within it should be a media gallery which will allow users to view property images / floor plans / virtual tours / audio tour / video tour. Property features should be displayed with icons. Automatic currency conversion using live exchange rates so user can select currency of choice. Multi language with languages being stored in separate language file so new languages can be added easily. Map facility Area information Services Directory Schools info etc The Parent site will be fed data from feeder sites which will act as independent websites for realtors but only drawing that realtors properties from the database. The Sub Site should be designed as such that they are html template based so designs can be changed easily – preferably with the ability to sign up on parent site – choose design and automatically create necessary folders on server so site will be immediately available. There is a lot I want to do with this system but that gives you an overview of what I am looking for. The designer that is chosen for this job will also be given large amounts of work in the future so reliability is a must. The designer MUST be able communicate with VOIP via skype ([login to view URL]) and speak good english I have exacting requirements on the features and way the system should operate and only those that can actually do what I ask – no third party agents should apply. The system should be coded in either php or ASP no .net or cf I will explain more about what I am looking for to the shortlisted candidates (bids can be adjusted but final bid price I consider binding and that will be the price I pay).
